Have You Heard of Intellisite?
A few months ago, CCIM Technology announced the launch of Intellisite and it is far more extensive than simply giving a new name to the former Site To Do Business. The redesigned platform incorporates a streamlined user dashboard, enhanced mapping capabilities, upgraded reporting tools and an exciting new AI-powered product called Intellisite LM. Mark F. Taggart Company, AMO (MFTCO), was engaged to advise on the sale of a 220,000 s.f., 60-year-old industrial facility on Columbus’s west side. Despite age-related functional challenges—including lower clear height and legacy systems—the property offered heavy power, strong freeway access, and expansion acreage.
To support underwriting and reduce perceived risk, MFTCO coordinated a multidisciplinary team to evaluate the building’s infrastructure and operational capacity. The analysis confirmed that oversized MEP systems were well-suited for fabrication and assembly uses, and that the 20' x 60' column spacing could support efficient racking layouts and high-density storage configurations. These findings materially strengthened the Buyer’s operational modeling and improved lender confidence in the asset’s long-term utility.
MFTCO also led the transaction-management process through a seven-month escrow involving SBA financing, detailed due diligence, and a Seller-required operational transition contingency. By structuring timelines, clarifying risk allocation, and maintaining lender communication, Mark F. Taggart Company delivered a fully financeable, executable transaction that maximized valuation and exceeded all client expectations.
